Egg Transport Planning advised on the layout of this proposed ‘Art Deco’ food court on Dock Road on the Wirral.
Parking Layout and Deliveries Strategy
The application site is in close proximity of the developing Wirral Waters scheme, which is one of the largest regeneration schemes currently underway in the UK. It is envisioned that it will attract people to Wirral Waters through its employment and hospitality offerings.
We provided advice on the layout of this food court site and undertook extensive engagement with highway officers with regards to the amount of car parking that was to be provided.
Initially, officers requested a quantum of parking which would have resulted in a car dominated scheme, however through our negotiations, we agreed on a level of parking which was substantially lower than that required through parking standards. This enabled the layout to include additional outside space, thereby making for a more attractive venue and increasing the capacity of the venue.
OUTCOME:
The highway authority raised no objection to the proposals and the planning application was approved in September 2024, enabling this iconic food court to come forward.

Egg Transport Planning advised on the proposals for a new drive-thru Starbucks and series of commercial units at a site in South Shields.
Drive-Thru and Parking Solution
The site is located to the north of Claypath Lane in the town centre and has been sitting vacant for several years. The developer, Modo Bloc, wanted to build three new commercial units, as well as a Starbucks drive-thru complete in a £3m development.
We undertook extensive swept path assessments (tracking) to ensure that vehicles could access all parts of the car park and Starbucks drive-thru area. We produced a highly detailed Transport Assessment that justified the level of parking provision, described the pedestrian connections and forecasts the traffic impacts of the development.
As the site was located close to a primary school, concerns were raised about the impact of additional traffic on air quality. We provided the air quality consultant with detailed traffic flows for their assessment, which was used to address the concerns.
OUTCOME:
The planning application was approved with no objection from highway officers in August 2023, enabling this development to come forward and the creation of 40 jobs.

Egg Transport Planning provided highway and transport advice for a planning application for a residential development on a piece of land in the village of Leasowe on the Wirral.
Residential Highway and Transport Advice
The site, which had been vacant for a long time, has been the subject of several previous planning applications, none of which were successful.
We assisted The Starship Group in gaining planning permission for 13 dwellings at this site, which is supported by Homes England and the Liverpool City Region Brownfield Land Fund.
Built using modern methods of construction, these modular homes, all of which are affordable, will provide valuable housing for the area.
OUTCOME:
The highway authority raised no objection to the proposals. The planning application was approved in June 2023 and construction started on site in 2024.

Egg Transport Planning assisted our client to obtain planning permission for a housing development in the pretty village of Sandhutton in North Yorkshire.
Residential Pedestrian & Transport Access Layout
Church Farm is a former agricultural unit located on the north-eastern edge of the village. The proposals were for the construction of 16 dwellings and were the subject of two planning applications; an outline followed by a reserved matters application.
The proposals represented a departure from the standard road layout as it echoed the surrounding village which operated either on a shared surface basis or with footways set back from the road, separated by grassy verges.
We advised on both applications, and our Transport Statement demonstrated that the layout provided safe and suitable access for all users and confirmed that the site could be accessed by the largest vehicles to visit it.
OUTCOME:
Both planning applications were approved, enabling this beautiful site to be brought forward, providing valuable homes for the people of Sandhutton.

Egg Transport Planning advised on a planning application for a self-storage facility that was proposed off Chaffinch Road in Sunderland.
Commercial Car Park and Delivery Logistics
The site accommodated a warehouse which had most recently been used as a tool-hire shop but was standing empty. The proposals involved changing the use of the building to a self-storage facility and adding extra floor space with ‘The Store Room’ identified as the end user.
We advised on the layout of the site by re-designing the car park to provide safe routes for pedestrians. Through sept path assessments, we also demonstrated that HGVs could use the turning areas.
We produced a robust Transport Statement that supported the scheme and demonstrated that the proposed development was in accordance with planning policies.
OUTCOME:
The highway authority offered no objection to the proposals and the planning application was approved in April 2023.
